We wanted to take the time to get this right before writing to you, rather than send a shorter update with less to share.</description>

We wanted to take the time to get this right before writing to you, rather than send a shorter update with less to share.</p><h2>Contracts timing</h2><p>This week marks the point we had earmarked for contracts to begin going out. At this stage, to ensure all the finishing touches are in place, we are expecting contracts to be out by end of this week, or early next. </p><p>Off-the-plan contracts are detailed documents, and getting the drafting, disclosure schedules and supporting material right the first time saves everyone from unnecessary back-and-forth later. A short delay now is, in our view, a better outcome than sending contracts out before they are ready.</p><p>We will follow up directly once your contract is ready to be issued, along with clear guidance on next steps and timeframes for review.</p><h2>Introducing the legal team</h2><p>As contracts approach, we want to make sure every buyer feels supported and well informed about their legal options.</p><p><strong>The developer&#x27;s solicitor</strong> is JMV Law, led by Jessica Davis. Jessica has worked with Arcadea for many years, and we are glad to have her on this project. One Park Lane will use a similar approach for its lower levels, though the build isn&#x27;t identical the whole way up. It&#x27;s a great example of the kind of construction innovation shaping towers today, and it got us thinking about the wider world of supertall engineering. This week we&#x27;re taking a look at some of the technology and innovation found in other towers around the globe, several of which share engineering DNA with One Park Lane.</p><h2>The Towers</h2><ul><li><strong>Ping An Finance Centre</strong> – Shenzhen, China – 599.1 metres</li><li><strong>Shanghai World Financial Center</strong> – Shanghai, China – 492 metres</li><li><strong>Yokohama Landmark Tower</strong> – Yokohama, Japan – 296.3 metres</li><li><strong>Australia 108</strong> – Melbourne, Australia – 316.7 metres</li></ul><h2>Ping An Finance Centre: Tested by a Typhoon</h2><p>Ping An Finance Centre in Shenzhen is the standout of the group. Standing 599.1 metres tall across 115 floors, it&#x27;s the fifth tallest building on Earth and the tallest in Shenzhenb. Its tapered, chevron-columned design was engineered specifically to cut wind loads, reducing them by around 35 to 40 percent before its damping system even comes into play. A large tuned mass damper sits on level 114, and the building even has a public exhibition dedicated to explaining how the system works.</p><p>That damper got a serious real-world test in September 2018, roughly eighteen months after the tower&#x27;s completion, when Super Typhoon Mangkhut tore through southern China with wind speeds recorded at over 50 metres per second (180km/h) in Shenzhen. Once the storm passed, Ping A Group confirmed a full inspection had found no substantial damage to the facade or structure. It stands as a strong real-world proof point for the kind of damping technology being used across the world&#x27;s tallest towers, One Park Lane included.</p><img src="https://cdn.sanity.io/images/jwfto6s8/production/e275224c9b54467f798eb53f46bd67a6f94a0480-618x413.jpg?w=1200&fit=max&auto=format" alt="" style="max-width:100%;height:auto;display:block;" /><h2>Shanghai World Financial Center and Yokohama Landmark Tower</h2><p>Two more towers worth a mention share the same specific damper technology as One Park Lane: the tuned active damper (TAD), developed by Mitsubishi Heavy Industries.</p><p>Yokohama Landmark Tower, completed in 1993, was the first building in the world to use this active damping technology, with two units fitted on its 71st floor. Australia 108, by comparison, sits much further down the global list at 316.7 metres.</p><h2>And Then There&#x27;s Jeddah at 1km</h2><p>No conversation about supertall ambition is complete without mentioning Jeddah Tower in Saudi Arabia, targeting a height of around 1,000 metres, which would make it comfortably the tallest building ever constructed. It&#x27;s been a long and complicated build, with construction paused for several years before recommencing, and it remains one of the most closely watched projects in the world of tall buildings.       <content:encoded><![CDATA[<img src="https://cdn.sanity.io/images/jwfto6s8/production/24dbd1c552ee9b8d45e25812e9f53c12be3240e8-1600x667.jpg?w=1200&fit=max&auto=format" alt="The Engineering Behind One Park Lane" style="max-width:100%;height:auto;display:block;margin-bottom:1.5em;" /><h1><strong>PROJECT UPDATE: ALMOST THERE!</strong></h1><p>Dear Owners &amp; Investors,</p><p>We have two important updates to share with you — the release of purchase contracts and the market launch of One Park Lane, and an insight into how this landmark will be built.</p><h2>Contracts and sales release</h2><p>Purchase contracts and the disclosure statement are in the final stages of completion and will be issued in the<strong> week commencing 21 September</strong> to everyone who has reserved a residence. Following that, <strong>we will be adjusting our price list upwards and releasing the balance of the residences to the open market.</strong> </p><p>We currently expect to open market sales on or about <strong>5th October</strong>. Those who have reserved will receive their contracts at pre-sale pricing, ahead of that release. We are also pleased to share a significant milestone. Achieving a minimum level of pre-sales is a pre-condition of construction funding, and the required level differs between financiers. The reservations received to date are sufficient to satisfy our funder’s pre-sale requirement once converted to contracts — an important step, reached ahead of our public launch.</p><h2>Amenities — designed for living well</h2><p>True luxury is no longer measured in views and finishes alone — it is measured in how completely a home supports your health, your energy and your time. One Park Lane has been designed as more than an elegant address: it is a complete wellness ecosystem, dedicated to the physical and mental wellbeing of the community who will live here. </p><p>Over the last few months we have been finalising that vision in detail. Residents will enjoy a state-of-the-art gymnasium and a dedicated Pilates studio; a thermal suite of traditional sauna, steam room and ice bath — the recovery rituals of the world’s most exclusive health clubs; a swimming pool for peaceful morning laps; and a high-tech golf simulator for perfecting your drive. </p><p>Alongside them sit the library, the business lounge, and the restaurants and bars that will make coming downstairs as rewarding as coming home — rising all the way to the <strong>rooftop lounge at Level 101</strong>, set to be the highest in Australia. </p><p>And the lifestyle extends beyond the building itself. Moored across the Broadwater in the superyacht precinct will be the <strong>One Park Lane yacht</strong> — a private vessel available exclusively to owners, placing the Gold Coast’s waterways at your door, whether for a sunset gathering with friends or a quiet afternoon on the water. And should you fancy a set of tennis or an afternoon of lawn bowls, look no further than our neighbours at your doorstep — the courts and greens of Queens Park. The final amenity designs will be shared with you just prior to the public release.</p><h2>How One Park Lane will be built</h2><p>With that milestone reached, we wanted to share how this landmark will be constructed — and why our approach delivers a level of precision rarely seen in Australian high-rise development.</p><h2>Foundations built for a supertall</h2><p>One Park Lane is founded on a diaphragm wall system — a continuous reinforced concrete wall constructed deep into the bedrock beneath the site. It performs two roles at once: retaining the ground during excavation, and carrying the towers themselves. It is the method used for the world’s tallest buildings, and it allows the basement and the tower above to progress simultaneously. To begin construction as early as possible, we are undertaking an early works package for the diaphragm wall. Subject to final contract documentation, this subcontract is being awarded to Avopiling (avopiling.com.au), one of Australia’s most experienced diaphragm wall and deep foundation contractors, with major projects delivered across the country over more than three decades</p><h2>Precision-engineered floor construction</h2><p>Each typical floor is constructed from four large structural components — two forming the building’s central core and services spine, and two forming the residential floorplates. These components are cast off site under factory-controlled conditions, where tolerances, curing and finish quality can be governed far more precisely than is possible in the open air. The floorplate components arrive with window systems and internal wall structures already installed. Once craned into position, concrete is poured into engineered channels within the components, binding them together into a single continuous concrete structure. The completed building is a monolithic reinforced concrete frame — identical in behaviour to a conventionally poured tower, but built to factory tolerances and with far less exposure to weather during construction.</p><h2>Engineered stillness — the active damper</h2><p>Every very tall, slender tower moves gently in strong wind. The world’s premier residential supertalls manage this with a mass damper — a large counterweight near the top of the building that moves fractionally out of step with the tower, cancelling its motion. What distinguishes one building from another is how intelligent that system is. Tower 1 will be fitted with a fully active mass damper — a 250 tonne counterweight situated in the upper floors, driven by computer-controlled actuators. Sensors throughout the building measure its motion a thousand times every second, and the system responds instantly, counteracting movement as it begins rather than after it has occurred. Unlike the passive dampers found in most towers, an active system performs across all wind speeds and directions, and continuously adapts itself over the life of the building. The result is a tower engineered to remain comfortably still — with wind-induced motion held well below half the internationally recognised comfort threshold for residential buildings. This is the standard of wind engineering found in the world’s finest residential addresses, and rarely, if ever, seen in Australian residential development.</p><h2>Engineered quiet</h2><p>Acoustic separation in a building comes first from mass, and One Park Lane is built almost entirely from solid concrete. Residences are separated by solid concrete party walls up to 500mm thick — several times the mass of the lightweight walls common in conventional apartment buildings — with thick monolithic concrete floors above and below. Walls and floors of this mass perform far beyond the minimum standards required of new apartments. The building’s layout completes the picture. With only one or two residences on more than half of all floors, many homes at One Park Lane share no walls with a neighbour at all. Quiet is designed in — not added afterwards.</p><h2>In rare company</h2><p>At 389 metres, 101 levels and a slenderness of more than 18 to 1, Tower 1 belongs to a small global family of ultra-slender residential towers — the company of Central Park Tower and the celebrated pencil towers of New York’s Billionaires’ Row, and Marina 101 in Dubai. Our structural benchmarking against that peer group<br/>shows One Park Lane’s optimised structure is 15 to 20 per cent lighter than comparable slender residential supertalls, despite its more slender form — the product of the tapered design, its rounded corners and more than 9,000 tonnes of engineering refinement. And at its summit, Level 101 — home to what is set to be<br/>Australia’s highest bar, with the coastline laid out beneath you from 380 metres in the sky.       <content:encoded><![CDATA[<img src="https://cdn.sanity.io/images/jwfto6s8/production/8448fa398e532601733f42502ea65b08127900cf-1600x615.jpg?w=1200&fit=max&auto=format" alt="Market Update &amp; On-Water Access at One Park Lane" style="max-width:100%;height:auto;display:block;margin-bottom:1.5em;" /><h1>Gold Coast apartment market continues to surge</h1><p>The latest data out of the Gold Coast confirms what buyers at One Park Lane have already recognised: this remains one of the strongest apartment markets in the country, and it isn’t showing signs of slowing.</p><p>According to Urbis’ Gold Coast Essentials data, <strong>326 new apartments were sold across the Gold Coast in the March 2026 quarter, up 47 per cent on the December quarter’s 222 sales.</strong> That growth came despite 14 new projects launching in the same period, the highest level of new project activity Urbis has recorded since it began monitoring the market. Under normal conditions that much new stock would be expected to ease pressure on supply. Instead, buyer demand absorbed it almost as fast as it arrived.</p><p>Urbis Director Lynda Campbell described the result as remarkable given the broader economic backdrop. “The strength of sales activity during the quarter highlights the depth of demand that continues to underpin the Gold Coast apartment market,” she said. “What’s particularly noteworthy is that sales increased by 47 per cent on the back of a substantial increase in new supply entering the market. Under normal circumstances, the launch of 14 projects would be expected to materially increase available stock, but demand has largely absorbed that new supply.”</p><h3>Supply remains tight across the board</h3><p>At the end of March, only 1,534 new apartments remained available for sale across the entire Gold Coast, only a modest increase on the previous quarter and equivalent to roughly 14 months of supply at current sales rates. Ms Campbell noted that ongoing population growth, interstate migration and constrained housing supply continue to support the market’s fundamentals. “<strong>The Gold Coast remains one of Australia’s strongest lifestyle and investment destinations,”</strong> she said. “While buyers remain conscious of interest rates and cost-of-living pressures, the underlying drivers of demand have not diminished.”</p><p>The picture varies by precinct. The Gold Coast Central Precinct continued to dominate market activity, recording the highest number of sales while holding the largest supply of new apartments. Even so, available stock in that precinct has fallen sharply, down from 1,422 apartments at the start of 2025 to 934 by the end of March. The Southern Beaches Precinct recorded its highest level of available stock since 2019, with 465 apartments remaining for sale following a wave of new project launches, though<strong> at current sales rates that supply is expected to last only around 10 months</strong>. <strong>North Shore and Coastal Fringe precincts, which take in Southport, continue to experience limited supply</strong> and remain heavily dependent on future project launches, a dynamic that is playing directly into the strength of demand for a landmark project like One Park Lane.</p><h3>The premium end is doing the heavy lifting</h3><p>Premium product continued to underpin market activity in the March quarter, with 76 per cent of all sales occurring above $1 million. <strong>The weighted average sale price reached $2.228 million</strong>, and the Southern Beaches Precinct recorded a weighted average sale price above $3 million for the second consecutive quarter. Two-bedroom, two-bathroom apartments remained the market’s most sought-after configuration, accounting for 62 per cent of all sales, up from 53 per cent the quarter before.</p><h3>Demand in action: Florence Residences</h3><p>That strength is playing out in real time elsewhere on the coast. Homecorp’s Florence Residences in Surfers Paradise <strong>sold 90 off-the-plan apartments worth a combined $140 million in a single weekend in June</strong>, taking the $210 million, 26-storey project to a 75 per cent sellout. Apartments at Florence start from $1.249 million, with the building offering a wellness club, resort-style rooftop pool, hot and cold plunge pools, a spa retreat, gym, yoga and pilates studio, and a resident-only lounge with private dining.</p><p>Homecorp CEO Ron Bakir put the result down to a shift in what buyers are actually looking for. “With evolving market conditions, we expect demand for new dwellings to remain strong as buyers and investors seek quality, certainty and long-term value,” he said. “More than ever, buyers today are looking for more than just a home. Lifestyle, longevity, proactive health, wellbeing, connection and a sense of community are increasingly shaping purchasing decisions, particularly on the Gold Coast where these factors continue to be a major drawcard.”</p><p>It’s a trend we’re seeing echoed at One Park Lane. Buyers here are drawn as much to the lifestyle and amenity offering, the wellness and dining facilities, the skybridge, the sense of arrival that comes with Australia’s tallest residential tower, as they are to the address itself. Florence’s result is a useful data point: it confirms that Gold Coast buyers are actively rewarding developments that back their premium positioning with genuine lifestyle substance, and it’s the same principle underpinning the next stage of our own amenity offering.</p><p>Taken together, this quarter’s data and the strength of buyer activity across the coast is a strong signal for anyone who has already secured a position at One Park Lane. Tight supply, resilient pricing and sustained demand for premium, lifestyle-led apartments are exactly the conditions that support long-term value in a project of this scale. It reinforces the thinking behind the decision to get in early, and it’s a trend we expect to continue supporting the Gold Coast market well beyond this quarter.</p><h2>On-water access: the plan is taking shape</h2><p>Following on from that theme, we’ve had strong interest from buyers since first flagging the idea of luxury motor yacht access as part of the One Park Lane lifestyle offering, and a working plan is now coming together.</p><p>The rationale is simple. A landmark waterfront tower deserves a genuine on-water amenity, not just a marina view. For a development positioning itself around exclusivity and lifestyle, access to the water is a natural extension of what residents already expect from the building itself. </p><p>The current thinking has two stages, designed to give buyers access to the experience well before the tower is finished and then a step up once they’ve settled in.</p><ul><li><strong>A smaller motor yacht offered ahead of settlement.</strong> We’re working towards making this available as early as this summer, giving buyers a taste of the on-water lifestyle well before they move in. This earlier-stage vessel is about giving residents a genuine preview of the offering, not a watered-down version of it.</li><li><strong>A larger 50 to 60 foot motor yacht available after settlement</strong>, intended as the flagship vessel for residents once the tower is complete. This is the vessel the ongoing membership model will be built around, offering the kind of scale and comfort suited to a full day or weekend on the water with family or guests.</li></ul><p>Access will involve a membership fee rather than being offered at no cost, with numbers capped to protect the quality of the experience. Since then, roughly 35 purchasers have exited their contracts for personal reasons, and we’ve resold nearly all of that returned stock within 24 hours of it coming back to market.</p><p>We’re currently sitting at <strong>48% of the 50% cap</strong> on total sales permitted during the presales phase. Contracts are progressing quickly and we expect to be a few weeks from having them ready for review, at which point the presales round will officially close.</p><p>If you’re an existing buyer considering a second purchase at current presales pricing, or would like to refer a friend or family member, now is the time to reach out to the team directly.</p><p><strong>Builder announcement coming soon.</strong> This milestone will land alongside contracts being ready for review, and will effectively close out the presales window. Our construction funder and builder are meeting for final sign-off in the next two weeks, so this window is closing.</p><h2>Gold Coast supply squeeze continues, even as government moves to unlock new land</h2><p>The Queensland Government has just committed $146 million in infrastructure funding to help fast-track more than 18,900 future homes across the Gold Coast, as part of round two of its Residential Activation Fund. It sounds like a big number on the surface, but it’s worth reading the fine print before assuming it eases pressure on established, well-located property like One Park Lane.</p><p>A few things worth noting for our buyers:</p><ul><li><strong>The money isn’t building homes. It’s unblocking them.</strong> Rather than directly funding construction, the investment removes infrastructure barriers like sewerage, roads and electrical works, along with a major upgrade to the Merrimac Sewage Treatment Plant, that have been holding back development in growth corridors.</li><li><strong>It’s targeted at outer growth corridors, not the Broadwater.</strong> The funding is directed at Worongary, Robina, Pimpama, Coomera, Upper Coomera and Parkwood. None of these compete directly with a Broadwater-fronting position like OPL.</li><li><strong>Timing matters more than headline numbers.</strong> Unlocking capacity for 18,900 homes doesn’t mean 18,900 completed homes are about to hit the market. Infrastructure delivery, approvals, feasibility and construction capacity all affect when supply actually arrives.</li><li><strong>The Gold Coast isn’t one market.</strong> New greenfield housing in Coomera or Pimpama is likely to have a very different effect on prices than new apartment supply or established property in constrained, central and coastal locations.</li></ul><p>The takeaway for our buyers: this is a genuinely positive infrastructure story for the Gold Coast’s long-term growth, but it’s largely aimed at land supply in the outer suburbs. It doesn’t change the fundamentals for a tightly held, Broadwater-facing site like One Park Lane, where new competing supply simply isn’t coming.</p><h2>The Real Story: SEQ Can’t Build Fast Enough</h2><p>While $146M in new infrastructure funding sounds significant, it’s worth putting it against the actual supply-demand gap across South East Queensland, because this is the number that really matters for long-term value at One Park Lane.</p><p><strong>The build target vs. reality:</strong></p><ul><li>Under the current SEQ Regional Plan, Brisbane alone is required to deliver around 8,000 attached dwellings per year to 2031, and more than 7,100 per year beyond that. The region has delivered less than half of this target every year since 2019.</li><li>Nationally, the Housing Accord’s target is 240,000 completions a year. Actual completions came in at only 173,400 homes for the year to March 2026, which is 28% below the required run rate.</li><li>Queensland’s shortfall is among the most severe of any state, alongside NSW.</li><li>Looking specifically at underlying demand for detached and attached product across the region, SEQ detached housing is currently absorbing around 21,829 lots a year. With land constrained the way it is, that’s only about 2.8 years of already-approved supply left at the current rate.</li></ul><p><strong>Population growth isn’t slowing to match:</strong></p><p>SEQ’s population is forecast to grow by roughly 2.2 million people by 2046, reaching around six million residents. That growth is landing on a construction sector that hasn’t been able to build fast enough for years, not just recently.</p><p><strong>What this means for One Park Lane:</strong></p><p>Even as government funding works to unlock new greenfield land in outer corridors, the actual delivery of new housing (especially well-located apartment stock) continues to run well behind population growth. That gap is structural rather than cyclical. Labour shortages, high construction costs and a wave of builder insolvencies across Queensland have made new supply hard to bring to market regardless of demand.</p><p>For a Broadwater-front position like One Park Lane, this works in buyers’ favour. Even in a softening broader market, genuinely scarce, well-located new stock tends to hold and build value differently than commodity greenfield supply, simply because there’s nowhere near enough of it being built to meet demand. That isn’t changing anytime soon.</p><h2>A Teaser: Life on the Broadwater</h2><p>Given One Park Lane’s position moments from the Gold Coast Broadwater, with views over some of Australia’s most prestigious marinas, we’re exploring an optional yacht access package for OPL buyers, ranging from one or more cruiser-style vessels through to a larger 50–60ft yacht.</p><p>This would sit as an optional upgrade, either within or separate to your purchase contract. Values are still climbing here while the southern capitals cool, and the reasons behind that shift are structural, not seasonal. This briefing is a short read on where the market sits today, and why One Park Lane is well placed within it.</p><h2>A market that has decoupled from the south</h2><p>Through late 2025 and into 2026, momentum in Sydney and Melbourne softened, with Sydney’s dwelling values easing back from their earlier peak. The Gold Coast moved the other way. A subtropical climate, world-class beaches and a maturing dining and cultural scene make the case an easy one to put.</p><h2>Infrastructure, and the Olympic decade</h2><p>The Coast’s longer term story is underwritten by an unusually deep infrastructure pipeline, with Southport increasingly positioned as the region’s central business district.</p><p>The G:link light rail continues to connect Southport with Surfers Paradise and Broadbeach, and south-east Queensland is early into a decade of investment ahead of the 2032 Brisbane Olympic and Paralympic Games. Commentary on past host regions suggests the strongest gains often come during the build-up phase, as transport, venue and commercial investment lands, though, as with any forecast, that pattern is a guide rather than a guarantee. Alongside it, master-planned entertainment, medical and education precincts are turning Southport into a year-round urban centre.</p><h2>One Park Lane: at the peak, by design</h2><p>One Park Lane is not simply participating in this market, it is set to redefine the skyline above it. And whilst it is true that housing policy is experiencing a massive pivot, the reality of the situation is very different from what the headlines suggest. Negative gearing has not been scrapped—it has simply been carved out to focus 100% on new builds to protect and encourage housing supply. So here at One Park Lane, we are celebrating the 100% focus that investors now are now encouraged to have on our style of product.</p><p>When reading these sensationalist headlines, it is important to remember that around 80% of the media in this country is owned by just three or four major companies. For example, News Corp owns REA Group, which in turn owns both realestate.com.au and Mortgage Choice—one of Australia’s leading mortgage and home loan brokers. They have a massive vested interest in maintaining the status quo for established housing, which explains at least some of the overwhelming negative bias you are currently seeing in the press.</p><h3><strong>The “New Build” Exemption: Negative Gearing is Still Here</strong></h3><p>To understand why this budget is a win for off-the-plan investors, like you, you have to look at what happened to the established market (second hand).</p><p>For ‘second hand’ properties purchased after 7:30 PM on May 12, rental losses can no longer be used to reduce tax on your personal salary.       <content:encoded><![CDATA[<img src="https://cdn.sanity.io/images/jwfto6s8/production/db7aa429ca9d887c949dbb9c5292f72548366084-1024x768.avif?w=1200&fit=max&auto=format" alt="Why the New Federal Budget is Actually a Massive Win for Property Investors" style="max-width:100%;height:auto;display:block;margin-bottom:1.5em;" /><p>If you’ve glanced at the news since the Federal Budget was handed down on May 12, you might think the sky is falling on the Australian property market.</p><p>Whilst the media’s focus in on the broken promise &amp; the headlines are screaming that the government has scrapped negative gearing. And whilst it is true that housing policy is experiencing a massive pivot, the reality of the situation is very different from what the headlines suggest. Negative gearing has not been scrapped—it has simply been carved out to focus 100% on new builds to protect and encourage housing supply. So here at One Park Lane, we are celebrating the 100% focus that investors now are now encouraged to have on our style of product.</p><p>When reading these sensationalist headlines, it is important to remember that around 80% of the media in this country is owned by just three or four major companies. For example, News Corp owns REA Group, which in turn owns both realestate.com.au and Mortgage Choice—one of Australia’s leading mortgage and home loan brokers. They have a massive vested interest in maintaining the status quo for established housing, which explains at least some of the overwhelming negative bias you are currently seeing in the press.</p><h3><strong>The “New Build” Exemption: Negative Gearing is Still Here</strong></h3><p>To understand why this budget is a win for off-the-plan investors, like you, you have to look at what happened to the established market (second hand).</p><p>For ‘second hand’ properties purchased after 7:30 PM on May 12, rental losses can no longer be used to reduce tax on your personal salary. They must now be “quarantined” and carried forward.</p><p>However, for an investor buying an off-the-plan unit such as One Park Lane, <strong>the rules remain effectively unchanged.</strong> Because properties like One Park Lane “genuinely add to supply,” they are fully exempt from this crackdown. You can still negatively gear these properties and offset net rental losses against your personal taxable income.</p><h3><strong>The Truth About Capital Gains Tax (CGT)</strong></h3><p>The budget also included changes to Capital Gains Tax (CGT) that apply across the board to all properties. While the media is portraying this as a disaster, the actual impact is highly manageable &amp;<strong> does not affect new builds</strong>. Here is the straightforward math:</p><ul><li>Currently, the top rate of tax is 47%.</li><li>Under the old system, a 50% discount applied, bringing the effective top tax rate down to 23.5%.</li><li>Under the new budget rules, a minimum 30% tax rate will apply to net capital gains – after accounting for inflation during the ownership period</li><li>Investors in new builds will have the ability to choose to from either the original 50% discount <em>or </em>the new indexed Capital Gain Growth, with a minimum 30% tax on that adjusted gain.</li></ul><p>Realistically, your effective tax rate on capital gains may move from 23.5% up to 30%. Moving forward, smart investors simply won’t be buying second-hand homes anymore. Instead, investor dollars will shift entirely toward new, off-the-plan developments.</p><p>Most importantly: <strong>Your property in One Park Lane can still be negatively geared.</strong> For a landmark new development like One Park Lane, this legislative shift creates an incredible environment for capital growth and sustained investor demand.
