Buyer Update

It has been a few weeks since our last update, and for good reason. Behind the scenes, our team has been working through a significant amount of detail to prepare for the next phase of the project: contracts. We wanted to take the time to get this right before writing to you, rather than send a shorter update with less to share.

Buyer Update

It has been a few weeks since our last update, and for good reason. Behind the scenes, our team has been working through a significant amount of detail to prepare for the next phase of the project: contracts. We wanted to take the time to get this right before writing to you, rather than send a shorter update with less to share.

Contracts timing

This week marks the point we had earmarked for contracts to begin going out. At this stage, to ensure all the finishing touches are in place, we are expecting contracts to be out by end of this week, or early next.

Off-the-plan contracts are detailed documents, and getting the drafting, disclosure schedules and supporting material right the first time saves everyone from unnecessary back-and-forth later. A short delay now is, in our view, a better outcome than sending contracts out before they are ready.

We will follow up directly once your contract is ready to be issued, along with clear guidance on next steps and timeframes for review.

Introducing the legal team

As contracts approach, we want to make sure every buyer feels supported and well informed about their legal options.

The developer's solicitor is JMV Law, led by Jessica Davis. Jessica has worked with Arcadea for many years, and we are glad to have her on this project. JMV Law is acting for the developer throughout the contract and settlement process.

Your own legal representation is entirely your choice. You are welcome to use any law firm or licensed conveyancer that provides conveyancing services in Queensland. If you have not yet appointed someone, we have put together a short list of firms who could act on your behalf in reviewing your contract. This list is provided purely for your convenience, and there is no obligation to use any firm on it.

  • Ivana Sekja, Legalease Lawyers A Queensland-based property and commercial law firm assisting buyers and sellers across Queensland, New South Wales and Victoria, with property and conveyancing as one of the firm's core areas of practice. Ivana holds a double degree in Law and Business, majoring in Finance, and brings a commercial perspective to property transactions that goes beyond simply progressing a contract from signing to settlement.

  • Sarah Sherwood, Welcome Home Conveyancing A firm dedicated to guiding buyers through the particular complexities of purchasing off the plan. Led by Sharon Sherlock, the firm combines meticulous legal precision with a genuinely personal approach, recognising that for most buyers, an off-the-plan purchase is one of the biggest commitments they will make. The team is known for responsive, approachable communication from contract review through to settlement.

Builder announcement coming soon

We are extremely excited to announce our builder to you. We are in the late stages of negotiation and expect to be able to introduce them within the next week or so. This builder is trusted by some of the worlds most prestegious brands, and we are very excited to have them onboard.

This is an important milestone for the project. The builder plays a central role in the delivery of a tower of this scale, and we want to be able to share confirmed details rather than speculation. We think it is worth the short wait to be able to introduce them properly, alongside the contracts, so you have the full picture at the same time.

Where things stand overall

To recap where the project sits at the moment:

  • Sales momentum has continued to build, with the project progressing toward its presale milestones.
  • Contracts are in the final stages of preparation, with issue expected in the coming one to two weeks.
  • The builder is in late-stage negotiation, with an announcement expected around the same time as contracts begin.
  • The Gold Coast market remains extremely buoyant due to lack of supply and heavy demand & continues to fare better than many other east coast cities.

What happens next

Once contracts are ready, we will contact you directly with your individual contract, an explanation of the key terms, and a clear timeframe for review. If you have appointed a solicitor or conveyancer, we would encourage you to let them know contracts are approaching so they can be ready to assist when yours arrives.

As always, if you have any questions in the meantime, please do not hesitate to reach out to our team directly. We are more than happy to talk through any aspect of the process.

Thank you for your continued patience and trust as we move through this next stage. We will be in touch again soon with further news on both contracts and the builder announcement.
